Truth about Termite Treatment Guarantees

When shopping for termite treatment guarantees you should pay close attention to the types of treatment guarantees each termite company is offering. When you are talking to a termite inspector/sales person ask these questions,

  1. What will your company do, should termites return after treatment?
  2. What are the annual renewal charges?
  3. How many years may I renew my contract before re-treatment is necessary?
  4. Is my termite treatment guaranty transferable to a new owner?
  5. Is there a transfer charge?

Keep asking these questions until you get a clear answer. What does their guarantee really cover? It is not as cut and dry as you might think. Some companies will not freely offer their Deluxe Coverage Termite Treatment Guaranty unless you ask. All termite treatment guarantees do not cover future termite damage. Formosan termites are not always covered by your termite treatment guaranty. If you sell your property, you’ll want to be able to transfer the termite treatment guaranty coverage to the new owner

Deluxe Treatment Guarantees may have other names, but they are usually the best guarantee, the one that covers future termite damage. Not all termite treatment guarantees cover damage, in fact, few offer it. If you don’t ask before you sign up, you’ll just have to wait until termites return to find out what your guaranty covers. Bad idea!

This treatment is usually performed with liquids Termidor and Premise or a Termite Bait Station System or a combination of liquid and a bait.

You must understand and sign a contract before treatment can begin.

If you would like to read a termite company’s termite treatment guarantees, ask the inspector for a copy and read it.

You must receive written termite treatment guaranty.

Ask if their company charges a “deductible” should re-treatment or damage repair become necessary. (If they do what would be the point of paying a yearly renewal fee?)

You should receive the points below at no extra charge.

  • A copy of your termite treatment guaranty.
  • You should receive Yearly termite inspections.
  • You should receive an Annual Inspection report.
  • You should receive any Re-treatments necessary to keep your structure free of termites
  • You should receive a date when your policy is no longer renewable annually.
  • You should receive a set annual termite treatment guaranty renewal fee.
  • You should receive the Total replacement of goods and repairs, up to a certain dollar amount, to the structure should termites return after the home receives treatment by that company.

A Termite Re-treatment Guaranty provides re-treatments of your structure if termites re-infest your structure after treatment at no or little extra charge. This contract does not provide for repairs to your structure.

  • You should receive an Annual inspection and report.
  • You should receive any re-treatments necessary to keep your structure free of termites
  • You should receive a date when your policy is no longer renewable annually
  • You should receive a set annual renewal fee

Inexpensive spot treatments have their place but are not advised unless you have a huge structure, like a warehouse or a large building. If you have termites in a structure and you only want to have the infested area treated, I would insist on the termite company using either Termidor, Taurus or Premise. These treatments are your best chance to stop termites when going with a spot treatment.

Spot treatments can come “with a guarantee” or “without a guarantee”. If you get one, a Spot Treatment Guarantee provides re-treatments of your structure if termites re-infest your structure after treatment. This contract does not provide for repairs to your structure.

Some termite companies offer a maintenance type guarantee where there is no up-front termite treatment. After the termite company inspects your property and finds no infestation you could be offered a Termite Warranty Guarantee. All termite companies do not offer this warranty program.

This warranty is usually offered to homes that are 5 years old or younger. Your home must qualify;

  • Requires no conditions conducive to termite infestation.

  • You must receive a written guaranty.
  • You should receive Yearly termite inspections.
  • You should receive an Annual inspection and report.

  • You should receive A set annual renewal fee.
